Branch Capital Partners, L.P. is a privately-held real estate investment company engaged primarily in the acquisition and development of retail and multi-family properties. Its capital is provided by its Atlanta principals as well as a relatively small group of long-time, individual German investors. Branch Properties, LLC is the wholly owned operating subsidiary of Branch Capital Partners, L.P.
The Atlanta-based Branch organization was originally founded in 1973 and, since then, Branch and its investors have acquired and/or developed approximately $2 billion of retail, multi-family, industrial and office properties, as well as raw land.
In its earlier years, the Branch organization was primarily a service organization, providing acquisition, development, management, leasing, and advisory services to its group of individual investors. After selling 15 retail properties (1.9 million square feet) and part of the Branch operating companies to Regency Centers Corporation in 1997 for approximately $150 million, Branch became an integrated company, capitalized by its investors and its principals. Thereafter, the Company invested for its own account primarily in retail properties.
In late 2004, Branch sold 22 of its retail centers (2.5 million square feet) to Regency Centers Corporation for approximately $400 million. Following the 2004 sale to Regency, Branch has focused almost entirely on development projects. In 2005, Branch acquired Highlands Residential LLC, an experienced developer of multi-family, retail and mixed-use projects, with which Branch had had a close working and ownership relationship over the previous eight years. Highlands had developed a number of outstanding projects including the award-winning Highlands-on-Ponce, a 296-unit multi-family project with 10,000 square feet of ground level shops in Atlanta, and the 250-unit Highlands of Viera in Melbourne Florida.
The Branch organization, through its wholly owned subsidiary Branch Development Services, LLC, typically self develops its projects. However, Branch will also joint venture development projects with third party developers by supplying equity for such projects.
